Did You Say “Dirt”??

A couple of years ago, GreenBy3 was able to reclaim 12,000 sq. ft of a modular office wall and raised flooring system  by the trade name of DIRTT, from an entire floor of a North Charleston office building. Not only did we prevent this high quality modular system from hitting the landfill, we’ve been able to use it effectively on several of our recent projects, including Biz611. DIRTT stands for “Doing It Right This Time” and is made by a Canadian company that takes care to produce their products in the greenest ways possible. Their manufacturing methods, their marketing tools and their people take great strides to reduce waste, reduce their carbon footprint and reduce their energy use. The DIRTT product is a a system of walls and doors that is easy to customize and reconfigure to meet the client’s needs and space. A raised floor conceals data and communication cable but makes them accessible for troubleshooting, repair, and rearranging. One of the reasons we felt the DIRTT office...

GreenBy3’s Latest Project a “first of its kind” Sustainable Building

The finishing touches are being put on Biz611, a business incubator in Hendersonville, N.C., that will help cultivate young startups focused on helping the environment and developing software. The incubator is GreenBy3’s latest project and it’s scheduled to be completed by the end of this month. Located at 611 N. Church St. in downtown Hendersonville, Biz611 (pronounced Biz Six Eleven) is the first building of its kind in the area. A long list of sustainable practices was incorporated in the construction of the 9,500-square-foot building, as well as in the way it’s designed to run. The building maximizes natural light, generates solar energy and captures water for use by way of an inverted roof and cistern. It also features a “living wall,” or a vertical green wall. The building’s real-time energy efficiency performance will be continually reported on monitors throughout the building, allowing tenants to see their impact on the building’s energy consumption. The building also is designed with a lot of glass, open space and common areas to encourage collaboration, creativity and interaction among the businesses. GreenBy3’s involvement...

Collaboration Coordination and Sustainability in Action

Those of you who have been following GreenBy3 in the last year are aware of a project we’ve been working on in  Hendersonville, North Carolina — it’s Biz 611, a new, contemporary-style incubator space for small, start-up software development businesses in Western North Carolina. The construction phase of that project is almost complete and this month we’ll be sharing lots of details on this exciting project with you. But first, we want to back up almost two years. Before there was a new building, there were two existing buildings on the site that needed to be cleared from the lot. The work GreenBy3 did to identify useful materials in those two buildings and working with the new building’s architect and general contractor to reclaim and reuse those materials is a great example of what we mean when we talk about the importance of collaboration, coordination and sustainability. We knew it would reduce the new building’s environmental footprint and save money for our client if we could reclaim and reuse brick,...

Every Day Should be Earth Day

Even though Earth Day 2013 has come and gone, at GreenBy3, we think we should observe Earth Day every day — all 365 of them. We love that when the annual Earth Day celebration rolls around, everyone gets excited about recycling everything from plastic bottles to electronics; composting; making something new from something old; walking or carpooling instead of driving; using natural products and cleaners; using reusable shopping bags, and much more. We love that people come out in force for the celebration. EarthDay.org says Earth Day was established in 1970 and more than a billion people worldwide celebrate it each year. But … just imagine the impact if all those people maintained their enthusiasm for the environment every day of the year. GreenBy3 has several friends who do. One friend in particular grows her own fruits and vegetables, unplugs everything unless it’s in use, recycles and composts so much, her trash can is an old coffee can and she never uses her disposal. She doesn’t have a plastic grocery bag...

GreenBy3 Celebrates 5 Years of Collaboration, Coordination and Sustainability

CHARLESTON, S.C. – When Jorge Riano started GreenBy3 in 2008, he wanted to provide a service that no other company was offering: construction management for clients with an emphasis on collaboration, coordination and sustainability, as well as creativity. Five years later, he’s successfully managed construction projects for a variety of clients, including PeopleMatter, Charleston Digital Corridor, Neotrantor and The History Press. GreenBy3 celebrated the grand opening of PeopleMatter’s new world headquarters on King Street April 11, 2013. PeopleMatter closed a portion of King Street in downtown Charleston for team members, local dignitaries and special guests to celebrate moving in after an extensive 18-month renovation which was managed by GreenBy3. Riano worked as PeopleMatter’s onsite representative during the renovation and was recognized during the event. Riano was inspired to start GreenBy3 in 2008 after he successfully oversaw the construction of Automated Trading Desk’s new 68,000-square-foot mission critical facility in Mount Pleasant, S.C. Riano was then ATD’s IT Team Leader when he was asked to take on the responsibility of owner’s...

New Directions

GreenBy3 has a strong connection to the Charleston Digital Corridor, an entity that is a driving force for attracting technology companies and supporting local startups. In fact, the connection stretches back to when the Digital Corridor’s incubators, Flagship 1 & 2, were just startups themselves. The Digital Corridor was launched by Ernest Andrade in 2001 to attract, nurture and promote the knowledge economy in the Charleston region. In 2008, Digital Corridor organizers decided to open The Flagship; a co-working facility for knowledge-based businesses. Also in 2008, Jorge Riano launched GreenBy3, a company that works as a client representative in commercial construction projects. Riano’s expertise in technology, facilites management, construction oversight, and sustainability led him to work as an advisor to Andrade during both phases of The Flagship project. Phase One transformed a former video retail store at the corner of East Bay St. and Calhoun St. into 6,000 square feet of flexible office space on one floor. Phase Two renovated the former Channel 5 TV station into 13,700 square...
