Scope: 15,000 square feet • Historic shell renovation and new construction Description: GreenBy3 is coordinating the renovation and up-fit of a building which is approximately 100 years old, on King Street, in historic Charleston. The four-story building will become the new company headquarters and is the ultimate ReThink->ReClaim->ReVive project. A brownfield development, this building was nominated for two historic preservation awards. Unique features: Rooftop patio meeting space, exposed original brick, generator backup for entire building, an open floor plan for creativity and collaboration, balconies, data center, “Phone Booths,” bamboo flooring, solar tubes for natural light, glass walls, energy efficient lighting and idea walls. Client: 203 Neotrantor, LLC Location: Hendersonville, N.C. Scope: 9,500 square feet • Sustainable new construction Description: GreenBy3 oversaw the deconstruction of two buildings at 611 Church St. in downtown Hendersonville and reclaimed specific materials for re-use. GreenBy3 is currently working with the owner on the construction of a new 9,500-square-foot building that will serve as a business incubator for start-up green and software development companies. Many of the materials from the deconstruction process were reclaimed and will be re-used in the new building. Unique features: The building will maximize natural light, generate solar energy and capture water for use by way of an inverted roof. It will feature a plug-in station for electric or hybrid vehicles; a “living wall,” featuring a vertical garden on one side of the building; generous shared space, including a conference room, kitchen, porches, and a rooftop terrace that will encourage networking and collaborative processes. Client: One80 Place (formerly Crisis Ministries Men’s Shelter) Location: Charleston, S.C. Scope: 30,000 square feet • New construction Description: GreenBy3 is coordinating the construction of a new Men’s Shelter. The sustainable, low-energy building will house at least 110 people and include a dining area, treatment rooms and offices. Unique features: The shelter will house a clinic, full commercial kitchen, dining area, veterans and emergency dorms, energy efficient lighting, exposed concrete floors and a large lobby for greeting guests and visitors. Client: Charleston Digital Corridor, City of Charleston Location: Charleston, S.C. Scope: 19,700 square feet • Sustainable renovation Description: GreenBy3 worked with executive director Ernest Andrade regarding sustainable building practices and energy efficiency for both phases of the Charleston Digital Corridor Flagship. One area was transformed from the former Channel 5 TV station into 13,700 square feet of flexible office space on two floors. The other area was transformed from a video retail store into 6,000 square feet of flexible office space on one floor. GreenBy3 also developed a guide for Flagship tenants on sustainable operating practices. Unique features: As a business incubator, offices are from 300 to 3,000 square feet, wired for “instant on” use, and intended for intermediate stage knowledge-based companies. Tenants share amenities such as the convenient downtown location, bike storage, indoor showers, lockers, conference space and a lounge for after-hours networking. Scope: 9,000 square feet • Sustainable historic renovation Description: GreenBy3 helped the renovation of the 20th century Landmark Apartments in Hendersonville, NC, sustainable by 21st century standards. The renovation maintained the building’s original 1920s details while using cutting-edge green practices and products. Unique features: Reclaimed and reused materials from the original building. A stamp for Biltmore Forest Lumber Co. was found on the underside of original floor boards. Period features, such as transoms, light fixtures, and window and door styles were preserved using new energy-saving materials and design. Solar panels and solar water heating were a major part of this renovation. Scope: Coordinated the company’s move into an expanded space Description: GreenBy3 coordinated The History Press’ move from a 4,800-square-foot to a 9,200-square-foot space. GreenBy3 planned the logistics of the move, as well as coordinated vendors for furniture, technology and more to ensure The History Press could take advantage of the space and infrastructure afforded by the new space. Unique features: This was the first time the client used a company to coordinate a move.
